Building pre-let twice in a row by Hanover Green

Acting for Columbia Threadneedle advising on the redevelopment and extension of the former 1970’s office building to provide approx. 27,000 sq ft of high quality sustainable office accommodation.

Hanover Green successfully pre-let a redeveloped 1970s office building twice, achieving full occupancy and record rents. Initially, in 2018, we secured a pre-let for the entire 27,000 sq ft high-quality, sustainable office space to Intelliflo at a record rent. Following this, we also let a vacant retail unit to a private gym operator, ensuring 100% occupancy.

When Intelliflo needed to downsize, Hanover Green identified Capsticks LLP as a potential tenant, negotiated a lease surrender, and arranged new leases for both Intelliflo and Capsticks LLP. This strategic approach secured two tenants with longer leases, delivering robust performance for Columbia Threadneedle in a challenging market.

Hanover Green secured 100% occupancy twice, transforming a 1970s office into a sustainable landmark.
